A good quote is a contract in disguise. Here is exactly what ours includes and why every section matters.

People ask me why our quotes are long. A kitchen quote from us is usually 9 pages. A whole home quote is 20 plus. That is not because we are padding. It is because a quote that is not specific is a dispute waiting to happen.
Section 1: Scope of work
Line by line. Demo, framing, plumbing, electrical, HVAC, drywall, finish. What is included, what is excluded.
Section 2: Allowances
Cabinet allowance, countertop allowance, tile allowance, fixture allowance. If you pick over allowance, you see it in writing before you buy.
Section 3: Schedule
Start date, major milestones, expected finish.
Section 4: Payment schedule
Tied to progress. Deposit, framing complete, rough MEP complete, drywall complete, finishes, final.
Section 5: Change order process
How changes get priced and approved. Nothing charged without written approval.
Section 6: Warranty and license
CSLB license, liability coverage, workers comp, workmanship warranty.
